Project: New office lease and renovation of space.

Client Profile: SSRC is an independent, not-for-profit international organization that seeks to advance social science throughout the world (www.ssrc.org).

Project Description: SSRC hired Denham Wolf as its broker and project manager. In 2008, SSRC approached Denham Wolf with a real estate challenge facing many organizations: an expiring lease and a landlord who planned to double their rent in a mid-town Manhattan office building.

After a thorough search and a complete renovation project, SSRC moved to spectacular space in Forest City Ratner’s One Pierrepont Plaza in Brooklyn Heights. The 25,000 square foot open plan provides access to natural daylight and features multiple meeting spaces to foster a collaborative work environment.

Roles and Responsibilities: Serving as Real Estate Consultant, Broker and Project Manager, Denham Wolf:

- Identified suitable spaces across the metropolitan area

- Developed financial and qualitative analyses to inform decision-making

- Negotiated the transaction

- Identified and coordinated the project team: Kostow Greenwood Architects (design architect); TPG Architecture (project architect); R.P. Brennan (general contractor)

- Monitored the renovation and outfitting, which incorporated sustainable design features
