Theatre Development Fund

Project: Acquisition of newly leased office space and project management of design and construction.

Client Profile: Theatre Development Fund’s mission is to identify and provide support, including financial assistance, to theatrical works of artistic merit, and to encourage and enable diverse audiences to attend live theatre and dance in all their venues. Created in 1968 to help strengthen Broadway and Off Broadway, in particular serious dramatic plays, TDF has subsidized more than 800 plays and musicals, including 28 Pulitzer Prize winners, and has developed a wide-ranging variety of programs to serve audiences and theatres.

Project Description: Theatre Development Fund relocated, expanded, and upgraded its offices into approximately 12,000 SF of space, requiring a completely new build-out. The project program included administrative offices (private and open landscape), meeting spaces and member services area.

Roles and Responsibilities: Denham Wolf represented TDF as:

• Broker in acquiring the space and negotiation of lease terms with landlord and terminating existing lease

• Project Manager: selection and coordination of project team and oversight of design and construction.
