Client Profile: The Arts Space Consortium is an affiliation of arts related organizations that champions the individual artist and views art as integral to the lifeblood of New York City. The Consortium includes: Artists Community Federal Credit Union, CUE Art Foundation, International Studio & Curatorial Program, Joan Mitchell Foundation, Marie Walsh Sharpe Art Foundation and New York Creates. The Consortium will develop a major new shared space arts building, to be located centrally in our nation’s cultural capital. The building will be a dynamic and diverse center for art across all disciplines, providing an affordable and sustainable haven for artists and the organizations that support them. Through public programming, exhibitions, performances and classes, an opportunity to fully engage with the artistic process will be available to people of all ages. This arts center will also serve as a national demonstration of how a city can support its creative assets.
Project Description: Denham Wolf led the group of six organizations in its real estate planning process known as Scenario Development. The process included developing the organization led by Webb Management Services as well as planning for the building.
The group determined the critical space program, ideal location and key design parameters. Denham Wolf developed a financial model including a preliminary capital budget, facility operating budget and proposed funding structure.
Roles and Responsibilities: As lead consultant, Denham Wolf:
- Coordinated entire planning process including collaboration with Webb Management Services
- Faciliated a six-month real estate planning process
- Together with Webb Management Services, completed a detailed business plan outlining the creation of the new 501(c)3 and the real estate action plan.
