Project: New home for downtown performing arts organization

Client Profile: 3-Legged Dog is a non-profit theater and media group focusing on large-scale experimental artwork. The company sought a new home after the destruction of its former home at 30 West Broadway on September 11th, 2001. 3-Legged Dog was the first producing arts group to sign a lease in the Liberty Zone and the first to rebuild downtown.
Project Description: Redevelopment of a former retail space within the Battery Parking Garage into a new performing arts facility consisting of a flexibly-configured main stage, gallery/presentation space, rehearsal space, related support spaces, and administrative offices, totaling approximately 15,000 SF.
Roles and Responsibilities: Denham Wolf served as broker and project manager. We:
> identified the site and led the negotiation of a long-term lease for the property.
> coordinated project team (architect, attorney, general contractor, etc.);
> oversaw design and construction;
> facilitated administration of public
funds including city capital funds and LMDC funds.
