American-Scandinavian Foundation

Project: Development of Scandinavia House — The Nordic Center in America.

Client Profile: Scandinavia House is the headquarters of The American-Scandinavian Foundation, a non-profit organization that works to build cultural and educational ties between the United States and Denmark, Finland, Iceland, Norway and Sweden.

Project Description: The development and operational planning for Scandinavia House. This new building includes three galleries, a multi-purpose room with terrace, a 168-seat auditorium, children’s center, library, office space, café, and gift shop, totaling approximately 28,000 SF.

Roles and Responsibilities: Denham Wolf served as overall Project Manager. Services included:

> Coordination of project team (architect, engineers, attorneys, construction manager, etc.)

> Oversight of design and construction

> Selection of consultants

> Financial and operational consulting services, including determining how the new building could sustain itself financially.

> Developed budgets and cash flows

> Identified income opportunities and conducted cost/benefit analyses to determine the most favorable retail uses and appropriate retail approach

> Negotiated with outside contractors to manage the physical operations of the building and provide café and exclusive catering services.
