Multiple Positions, Development Services

Denham Wolf is growing its Development Services practice group, which plans and negotiates real estate development projects on behalf of nonprofit clients. Real estate professionals at various stages in their career are being considered at this time.

The available positions of Senior Associate, Project Manager, or Senior Project Manager are in the Development Services group. This group helps clients to understand the development potential of the real estate that they control, to determine the viability and mission impact of undertaking a development project, to prepare for such a project, and to lead complex negotiations. Many engagements require the sourcing of a development partner, often through the preparation and administration of an RFP, and the subsequent negotiation of partnership terms.

Key responsibilities, which will vary in sophistication based on the specific position, include:

  • Collect and review due diligence materials such as zoning and massing studies, property condition reports, environmental reports, Landmarks Preservation Commission designation reports, appraisals, and mortgages.
  • Prepare presentation-quality financial analyses such as opinions of value, cash flow projections, conceptual construction budgets, and sensitivity analyses, primarily using Excel and PowerPoint.
  • Support or oversee team assembly processes for real estate & land use counsel, architects, financing consultants, and other project team members.
  • Coordinate and monitor the work of project team members, maintaining a forward momentum throughout all predevelopment activities.
  • Participate in project communications with clients, often including C-suite decision-makers and external stakeholders from the nonprofit’s funding, legal, and program partners.
  • Draft competitive RFPs for real estate development partners.
  • Coordinate the various processes necessary for negotiating successful, creative, and sometimes unexpected real estate transactions.
  • Advocate for the nonprofit client with rigor and intention throughout contract negotiations.
  • Draft and, when appropriate, collaborate with counsel on term sheets, purchase and sale agreements, and other transaction documents
  • Above and beyond project assignments, work to proactively engage with New York City’s nonprofit and developer communities.

The Development Services group is one of three focused but highly collaborative practice groups at Denham Wolf, and it is designed to regularly collaborate with and employ expertise from Denham Wolf’s Transaction Services and Project Management Services groups. The members of the Development Services group work regularly with Denham Wolf’s President, who currently serves as the interim Director of Development Services. All employees of Denham Wolf contribute to maintaining the firm’s property, project, and CRM databases and to the overall marketing of Denham Wolf’s services to the nonprofit community.

The available positions are all full-time, New York-based, report directly to Denham Wolf’s President, and include both in-person and remote work components.


Ideal candidates will possess the following experience and characteristics:

  • A passion for serving the nonprofit community and for partnering with others to make a positive societal impact is essential.
  • An aptitude for creative problem solving and consensus-building.
  • A minimum of two (2) years of progressively sophisticated experience in commercial real estate. Professionals currently working on real estate development projects in a planning, financial, or legal capacity will receive priority consideration. Candidates with four (4) or six (6) years of experience will be considered for the positions of Project Manager or Senior Project Manager, respectively.
  • An undergraduate degree – ideally in Real Estate, Urban Planning, Architecture, Construction, Business, Finance, Economics or a closely related field – or equivalent professional experience. Candidates with a graduate degree in Real Estate, Finance, or a closely related field will be considered for the position of Senior Project Manager.
  • Technical and analytical skills related to real estate, including the use of Excel-based financial models to compare and contrast real estate scenarios.
  • Communication skills, including persuasive writing skills and the ability to present complex information to audiences with varying levels of real estate experience. Comfort presenting in one-on-one and large group settings is strongly preferred.
  • Professional experience with nonprofits, government agencies, affordable housing programs, and/or nonprofit-specific funding and financing is a significant plus.
  • Candidates with a demonstrated understanding of New York City zoning, land use, and entitlement processes (including ULURP) will receive priority consideration.


Compensation for all full-time professionals at Denham Wolf is salary-based and is commensurate with experience. The base salaries for the available positions are:

  • Senior Associate $85,000-$100,000
  • Project Manager $100,000-$120,000
  • Senior Project Manager $120,000-$145,000

Performance bonuses are available, subject to meeting and exceeding defined performance metrics. Denham Wolf offers a comprehensive benefits package, including an educational stipend that may be put toward real estate education.
