Project Manager, Project Management Services

Denham Wolf is seeking an experienced and enthusiastic building industry professional for the role of Project Manager, within the firm’s Project Management Services group.

The Project Management Services group leads design and construction projects on behalf of its clients, which includes managing projects through planning, funding and financing, design, permitting and approvals, bidding, construction, closeout, and occupancy. Since the firm’s inception, Denham Wolf has provided real estate services specifically to nonprofit organizations in New York City and beyond. As nonprofits, many of our clients undertake projects with significant support, financially and otherwise, from the public sector.

The Project Manager will work closely with other members of the group in leading client projects, often acting as clients’ primary point of contact. Key responsibilities of the Project Manager include:

  • Develop a strategy for undertaking assigned projects including identifying scope of work, team requirements, potential risks, and overall project approach.
  • Lead the selection of project teams including preparing and administering RFPs, bid leveling, and overseeing the award process.
  • Monitor the work of the extended project team, including supporting their adherence to government requirements and other certifications/standards, and acting as liaison between project team members, vendors, the client, and Denham Wolf.
  • Prepare project budgets, and subsequently track and coordinate the financial performance of projects. Responsibilities include supporting the administration and reporting processes related to project funding and financing, among others.
  • Develop project schedules, and subsequently track and coordinate those schedules.
  • Oversee furniture, fixture, and equipment procurement and installations.
  • Oversee the project close-out process.

In addition, all members of the Project Management Services group contribute to maintaining Denham Wolf’s property, project, and CRM databases and to the overall marketing of Denham Wolf’s services to the nonprofit community.

The Project Manager role is full-time, New York-based, and includes both in-person and remote components. The position reports to the Managing Director of Project Management Services.


Requirements

Ideal candidates for the position of Project Manager will possess the following experience and characteristics:

  • A relevant undergraduate degree, preferably in Real Estate, Building Sciences, Architecture, Engineering, or Construction.
  • A minimum of five (5) years of experience in the commercial real estate and/or AEC industries.
  • Strong technical skills related to the oversight of design and/or construction projects.
  • Proficiency with drafting, scheduling, and budgeting software. Candidates with experience in AutoCAD, Microsoft Project, and/or Northspyre will receive priority consideration.
  • Strong interpersonal and communication skills, including persuasive writing and presentation skills.
  • Demonstrated ability to independently manage multiple priorities and tasks under tight deadlines.
  • An aptitude for creative problem solving and consensus-building.
  • Professional experience with New York City nonprofits and/or government agencies, including financing strategies and public sector funding, is preferred.
  • Office interiors experience, including workplace strategy experience, is preferred.


Compensation

Compensation is salary-based and commensurate with experience. The base salary for this position is $100,000-$120,000. Performance bonuses and other compensation incentives are available and subject to meeting and exceeding defined performance metrics.
