Transactions Manager, Transaction Services

Denham Wolf is seeking an experienced and enthusiastic brokerage professional for the role of Transactions Manager within the firm’s Transaction Services group.

This team of sophisticated real estate professionals specializes in:

  • Property acquisition (for both lease and purchase),
  • Property disposition (for both sale and lease), and
  • Comprehensive representation of nonprofit tenants and landlords.

Successful candidates for this position will bring 5+ years of prior experience in real estate transactions with a focus on commercial property sales and financial analysis/valuation.

This position requires exceptional project leadership skills together with a proven track record of running property sales transactions from start to finish, creation and execution of marketing collateral, negotiation, financial analysis and process management ability, exceptional interpersonal and communications skills, and the ability to convey complex information to people with little or no experience in real estate.

As part of a growing team, the successful candidate will be able to apply their agile skillset to the full range of transaction types and consulting assignments. Moreover, they will have the opportunity to take a leadership role in the area of property sales.

Specific responsibilities for the Transactions Manager include:

  • Performing comprehensive and in-depth real estate and market analysis.
  • Preparation of broker opinion of value reports.
  • Review, analyze and interpret due diligence materials, including leases, zoning and massing studies, property condition reports, environmental reports, Landmarks Preservation Commission designation reports, appraisals, and mortgages.
  • Preparation of marketing materials, including offering memoranda, set-ups, and flyers.
  • Devising and implementing marketing campaigns for sale and lease, including coordinating tours, tracking critical data, and gathering relevant feedback.
  • Representing the client in contract negotiations.
  • Participating in pre-transactional consulting work, including strategic planning, development consulting, and the creation of feasibility studies.
  • Taking an active leadership, coordination, and communication role with all project stakeholders.

The successful candidate will be able to show an aptitude for creative problem-solving and be smart and personable enough to build consensus and influence decision-making. The Transaction Manager will be supported by a shared team of Analysts and Associates and will get to work directly with clients.

The Transaction Manager will work with the Director and the President to help organizations determine the viability of their real estate plans and coordinate the efforts of other consultants and project team members to achieve client goals. The Transaction Manager will also support the marketing and selling of Denham Wolf’s services and is expected to help the Director grow Denham Wolf’s market share. The role will also include mentoring and training junior team members.

The role of Transactions Manager is full-time, New York-based, and reports to the Director of Transaction Services. Denham Wolf has a flexible work model that supports a blend of in-person and remote work.

Requirements

Ideal candidates for the position of Transactions Manager will possess the following experience and characteristics:

  • Undergraduate degree required (advanced degree and/or experience preferred
  • Brokerage or transactional real estate experience required
  • A real estate license is required
  • Experience with valuation/appraisal/opinion of value is highly desirable
  • Good and persuasive verbal and writing skills
  • Experience with nonprofits and/or government agencies is an asset
  • Experience with funding and financing a plus
  • Strong IT skills are expected, including aptitude with spreadsheets..

Compensation

Compensation is salary-based and commensurate with experience. Performance bonuses are available, subject to meeting and exceeding defined performance metrics. Denham Wolf offers a comprehensive benefits package, including an educational stipend that may be put toward real estate education.
