Paul is an established leader in the field of real estate, with more than 30 years of development, brokerage, and nonprofit consulting experience. Paul’s expertise is shaped by a breadth and depth of experience in New York City real estate and is proven by his strong record of realizing complex projects. Paul’s insights and creative approaches bolster the expertise of Denham Wolf’s diverse staff, bringing to bear a high level of technical excellence for every client.

As a Managing principal of Denham Wolf, Paul provides strategic guidance and technical expertise for a range of arts, cultural, community development, healthcare, social service, and educational organizations. He regularly advises nonprofits on major development projects, represents tenants in acquiring and divesting property, advises organizations on team assembly for major capital projects, helps nonprofits secure project financing through traditional and less conventional routes, and provides strategic planning guidance to help ensure that a nonprofit’s real estate is in service to its mission. Working collaboratively with nonprofits to articulate their real estate needs and organizational goals, Paul positively shapes each client’s strategic real estate decisions and grows their capacity to keep mission first.

Paul has spearheaded numerous projects that have shaped the cultural and civic fabric of New York City. For St. Luke in the Field, Paul supported the faith-based institution in evaluating their property’s potential, running a developer selection process, and negotiating a 99-year lease for a new development, which will provide program-sustaining cash flow. In working with Covenant House, Paul helped lead the selection of a developer to purchase part of the nonprofit’s real estate and develop a state-of-the-art shelter for Covenant House, which also catalyzed an additional 400,000-square-foot of new development. Paul also represented a foundation in the purchase of a 60,000-square-foot building in the East Village, the first step in a unique process that will preserve the building for community use.

Prior to co-founding Denham Wolf with Jon Denham in 1998, Paul served as Senior Vice President of Asset Management at the New York City Economic Development Corporation. Paul regularly presents and guest lectures at institutions such as Columbia University, Yale University, Brooklyn College, and Nonprofit New York. He currently serves on the board of the STREB Lab for Action Mechanics.

Ronzard J. Innocent Principal | Managing Director of Project Management Services

Ron has been a key member of Denham Wolf’s project management team since 2007. Drawing upon his extensive background in facilities planning, design and construction, Ron brings a sophisticated understanding of all aspects of the project management process to the firm and its clients.

As Managing Director of Project Management, Ron leads the Project Management team’s key initiatives, pilots new business development efforts, and provides guidance to the firm’s Project Managers. His leadership and commitment to seamless delivery of quality services allow him to advance the team’s expertise in implementing major construction projects.

Ron’s expertise and commitment to community-driven projects are exemplified by his work with Caribbean Cultural Center African Diaspora Institute (CCCADI). On behalf of CCCADI, he successfully implemented the acquisition and redevelopment of a former city firehouse into an interdisciplinary cultural center. The expansion involved managing the acquisition of City-owned property, gaining public approvals for the redevelopment plan, funding from public and private sources, and achieving LEED Gold certification. Located in East Harlem on 125th Street, the firehouse is both a City and National landmark.

Ron implemented the same level of management excellence for Planned Parenthood of Greater New York, where the organization opened the Diane L. Max Health Center. This new 14,000 square foot community healthcare center in Long Island City is PPGNY’s first facility in Queens and will be utilized as a prototype for PPGNY’s other health centers around the five boroughs. Ron’s project portfolio also includes the Brownsville Multiservice Family Health Center, and the Chinese American Planning Council.

Prior to joining Denham Wolf, Ron served as Project Manager for Partners Healthcare at the Brigham & Women’s Hospital (BWH) in Boston, Massachusetts. Ron is an active board member of Ifetayo Cultural Arts Academy.

Christopher D. Turner, MRICS Principal | Managing Director of Transaction Services

As Managing Director of Denham Wolf’s Transaction Services practice group, Christopher leads the team in the planning, structuring, and negotiating of real estate transactions for the New York City nonprofit community. With over 15 years of brokerage experience, Christopher has advocated for a diversity of clients in both the nonprofit and for-profit sectors and represented these organizations in a wide range of acquisition and disposition projects. His extensive knowledge of the industry strengthens the group’s client engagements, while his many years of organizational design and standards oversight experience ensure the effectiveness of the group’s operations.

Christopher has been involved in more than 8 million square feet of closed transactions and advisory assignments across the United States. Prior to joining Denham Wolf, Christopher primarily provided advisement on the acquisition and disposition of a wide range of investment, leasing, and financing assignments as a Senior Director at Colliers International. Christopher’s extensive transaction-based skillset also led him to work previously with London & Capital (L&C), Cushman & Wakefield, and the British Government. While at L&C, he was responsible for a diverse portfolio of properties, and his work included reinvigorating leasing activities across the portfolio focusing on under-performing buildings to maximize occupancy. As the Associate Director for Cushman & Wakefield’s Corporate Assets Group, Christopher provided consulting services to several organizations whose assets spanned the industrial, office, retail, and residential sectors. His past government experience includes real estate advisory and managerial roles, in both the health and justice sectors.

Christopher is the US Country Chair for the Royal Institution of Chartered Surveyors (RICS), the world's leading professional body for qualifications and standards in land, property, infrastructure, and construction. He is a member of ULI and a perennial mentor to ULI Young Leaders.

Priya Ananthanathan Director of Development Services

As the Director of Development Services, Priya Ananthanathan leads a highly collaborative practice group in assessing, structuring, and negotiating real estate development opportunities for the nonprofit community. The Development Services practice group primarily helps clients understand the development potential of the real estate they control, determine the viability and mission impact of undertaking a development project, and subsequently prepare for such a project.

Priya is experienced in site development, bringing together private developers, nonprofit organizations, and local government. She holds technical expertise with city government procedures, such as building complex contracting structures, combining financing incentives within a project, and developer selection through an RFP process. Priya has a decade of experience guiding nonprofits through acquisition, renovation, and new construction projects in parallel with the public financing approvals process.

Before joining Denham Wolf, Priya was a Vice President within the funding team at the New York City Economic Development Corporation (NYC EDC), where she worked on more than 50 projects valued at more than $500M. Some examples include the expansion of the Richmond University Medical Center Emergency Room and the Cogeneration Plant and helping Second Stage Theatre renovate their new home on Broadway. While at the NYCEDC, she received the 2019 NYCEDC Presidential Award, which is given annually to an individual who exhibits exceptional performance in EDC’s core competencies: Teamwork, Communication, and Results.

Priya has sought to strengthen communities, develop talent pipelines, increase resiliency, and spark innovation throughout her career. At Denham Wolf, she seeks to create opportunities for neighborhood development and greater access to community resources.

Cameron Cullen Marketing Coordinator

As a Marketing Coordinator, Cameron helps coordinate marketing efforts at Denham Wolf. He manages Denham Wolf’s social media activity, assists in creating marketing collateral, and conducts research on the needs of the nonprofit community. Cameron is passionate about storytelling, real estate, and the nonprofit community.

Before joining Denham, Wolf Cameron assisted in developing a social media startup AROUNDU, where he produced social media and commercial campaigns directed at college students. Cameron has worked with Doctors Without Borders, Seeway Foundation, and Habitat for Humanity. Cameron holds a bachelor’s degree from Boston University, where he studied film and television production.

Lauren Davis Director of Occupier Services

Lauren joined Denham Wolf in 2014 with significant experience in the negotiation of real estate transactions for the governmental sector. Within the Transaction Services team, Lauren works closely with the firm’s project managers, principals, and directly with clients to provide a range of essential services including brokerage and strategic planning.

Lauren honed her skills in financial analysis, lease documentation, and team and vendor management while working at DTZ, a UGL Company in Washington, DC. As Associate Transactions Manager, Lauren’s work at DTZ involved the procurement and securing of leases for the General Services Administration of the United States Government. In managing this multi-million dollar national account, Lauren was responsible for transactions totaling 500,000 SF of office and warehouse space. Lauren’s work for the GSA, combined with a strong interest in the performing arts, led to her desire to join the Denham Wolf team.

From a young age, Eve has been highly engaged in the promotion of social and environmental justice. Denham Wolf’s focus on leveraging real estate in support of organizational missions combines Eve’s passion with her substantial professional experience in the built environment.

Eve holds a Bachelor of Fine Arts in photography from Parsons School of Design and studied Urban Policy and Administration at CUNY’s Brooklyn College, where her research focused on equality of efficacy in public policy. She has spent the last decade working to expand and amplify the conversation on justice, sustainability, and innovation in the built environment–first at Metropolis Magazine and then at AIA New York.

Emily Fitzgerald Senior Controller

As Denham Wolf’s Senior Controller, Emily leads our project control and accounting group, which includes managing all aspects of project accounting and administration of project grants and construction financing. Emily is dedicated to meticulously managing project accounting for each client. She diligently reviews vendors’ invoices and follows up as needed to ensure the correct amounts and backups are submitted. Emily prepares reimbursement packages for capital grants and coordinates documents for construction loan drawdowns.

During Emily’s tenure as controller at Denham Wolf, she’s demonstrated remarkable diligence, attention to detail, and growth toward understanding the full spectrum of issues associated with project funding and financing that typically impact major capital projects for nonprofits. Her past work experience comprises several positions for mission-driven organizations in New York City’s nonprofit sector, including a homeless services provider and institutions in both K-12 and higher education. In her roles for these organizations, Emily regularly developed and maintained a variety of budgets, ensured compliant use and reporting on public funding sources, assessed the financial health of specific projects, initiatives, or departments, and made recommendations for sustainably improving financial performance, among other responsibilities that supported operational effectiveness.

Emily’s commitment to strengthening communities extends far beyond her professional positions. While working toward her MBA, Emily began serving as Policy Council Representative for Head Start, a program that promotes the school readiness of children under five years of age from low-income families, which is administered by the United States Department of Health and Human Services. She has also volunteered in support of refugee resettlement in Vermont and briefly provided English instruction for women and children in Canoa, Ecuador.

Gisela Garrett Chief Operating Officer

Gisela previously held roles at Denham Wolf in both marketing and operations capacities. Her prior experience also includes human resources, administration, marketing, and communications-focused roles with Perkins&Will, Avison Young, Beyer Blinder Belle, and BKSK Architects. Out of the office, she serves on the board of directors for City Growers, an educational nonprofit that connects New York City’s youth to the environment through rooftop farms and other unconventional venues. Gisela has previously held pro bono leadership positions with the Open Architecture Collaborative’s New York Chapter, the International Interior Design Association’s New York Chapter, and the Risk & Reconstruction Committee of the American Institute of Architects (AIA) New York.

Gene Goldstein-Plesser Project Manager

With ten years of professional experience in nonprofit leadership and real estate analysis, Gene’s versatile toolkit is a valuable asset for the Transaction Services and Development Services teams at Denham Wolf. Gene’s background in data analysis, market research, client services, and nonprofit management enables him to support Denham Wolf clients facing a diverse array of challenges. In particular, his experience working with nonprofit boards and executives enables him to see real estate opportunities through the eyes of nonprofit leaders.

During his tenure at Denham Wolf, Gene has managed several complex consulting assignments for a variety of non-profit organizations seeking data-driven strategic guidance in managing their real estate assets. He has also helped expand Denham Wolf’s work in the affordable housing sector, assisting non-profit housing developers with site acquisition challenges.

Gene’s previous real estate consulting work included market analyses for non-profit housing developers, due diligence work for a variety of real estate investment firms, and the creation of a novel residential supply and demand model for the San Francisco Bay Area using all original data. Gene’s nonprofit background includes over three years of operations, strategy, and fundraising work for organizations pursuing social change through education, advocacy, and community organizing, including Keshet, a Jewish LGBTQ+ advocacy organization.

Gene holds an undergraduate degree in Urban Studies and Political Science from Brown University. His award-winning honors thesis included original research into conflicts over historic preservation in Providence, Rhode Island. Gene also holds a master’s degree in Conflict Management from The Hebrew University of Jerusalem.

Nicole Hedges Director of Construction

Nicole specializes in the program-specific renovation of existing buildings, many of which remain partly occupied during construction. As a senior member of Denham Wolf's Project Management Services team, Nicole oversees the entire lifecycle of design and construction projects, including upfront feasibility assessments. She provides keen phasing insight and skilled change management support to every client throughout the project.

In addition to her global experience, Nicole has more than three years of experience working in and around New York City. Before joining Denham Wolf, Nicole's assignments included oversight of World Wrestling Entertainment's new global headquarters, comprising half a million square feet within an existing Stamford, CT office complex. Managed for WWE, the significant renovation project co-locates several diverse functions that require office space, highly customized broadcasting facilities, and a unique FF&E package. Nicole also helped lead the refurbishment of existing buildings for a wide range of owners and occupiers. Her projects included a $9M renovation of Bayer's Australian headquarters, multimillion-dollar facility renovations in Miami and Bellevue for the Discovery media company, and multiple office renovations for Bloomberg LP, one of the leading corporate advocates of the Center for Active Design.

Nicole holds a degree in Construction Management from Newcastle University in her native Australia. Nicole launched her professional career in Sydney and Melbourne, where she specialized in contract administration to renovate existing hospitality assets and occupied office facilities.

Nana Larbi-Tieku Project Manager

Nana is a key liaison between project team members and the client. As a Denham Wolf Project Manager, Nana leads the selection of project team members and other vendors required for design and construction projects and is instrumental to helping clients with decision-making. Nana helps define the scope of work, administration of RFPs, bid leveling, and ongoing monitoring of project costs and schedules. Nana is an excellent communicator with a proven ability to maintain ongoing client and stakeholder expectations, build industry relationships, and coordinate onsite construction activities.

Nana's project management experience spans residential, commercial, and higher education construction. As a project manager, he has overseen complex construction projects and managed project financing. In his previous roles, Nana was responsible for preparing trade contracts and requests for proposals to select design-build contractors. He has developed bid packages, obtained permit approvals, and managed subcontractors' performance. He is experienced in leading sustainability upgrades to existing buildings.

Nana holds a Bachelor's degree in Economics from Lake Forest College with a Minor in Entrepreneurship and a Master's in Construction Management from New York University.

In her previous role in construction management, Maddie successfully managed $4 million in subcontractor trade packages for a 220-unit senior living facility. Maddie holds a Bachelor of Science degree in Civil Engineering from George Washington University. Using her background in construction, Maddie hopes to help the non-profit community deliver their projects in the most efficient way possible and to ensure the needs of the communities they support are met.

Before joining Denham Wolf, Vanessa was a real estate fellow on the Design and Construction team for the Trust for Governors Island where she gained a special understanding of real estate development in historic districts.

A native New Yorker, Vanessa is deeply interested in real estate development, urban geography, and historic preservation. Vanessa holds a Bachelor’s degree in Business Administration and Media Communication Studies from CUNY Lehman College.

Hector Pineda Senior Project Manager

As a Denham Wolf Project Manager, Hector lends his abilities to several critical efforts contributing to successful project delivery. His typical responsibilities include leading the selection of project team members and other vendors required for design and construction projects; monitoring vendors’ adherence to the client’s goals, government regulations, funding requirements, and other certifications/standards; and acting as a liaison between team members, vendors, the client, and Denham Wolf. Hector works closely with members of the Project Management Services group and the firm’s other service lines, applying his expertise to benefit several Denham Wolf clients.

Hector has over a decade of experience in the Real Estate industry. Having worked as a Project Manager in Real Estate Development on the West Coast and the East Coast, he successfully managed all phases of Real Estate Development for large-scale tenant improvements and new construction projects. In addition to managing development projects, Hector has operations and facilities management experience. He is an effective communicator and believes that an essential element of being a great leader is to motivate a team and invest in their growth and development. A successful team is a reflection of its leader, and it is a responsibility that he thrives on to achieve measurable results.

Hector holds a Bachelor’s degree in Sociology with a Minor in Law and a Master’s degree in Real Estate Development. He understands that learning is infinite and is the key to success. His goal is to put his education into practice to develop and shape sustainable communities.

Noah Trapolino Analyst

Noah works closely with Denham Wolf’s transaction specialists and project managers to support our nonprofit clients in property acquisition, property disposition, and strategic real estate planning. As part of Denham Wolf’s Transaction Services practice group, Noah contributes to the planning, structuring, evaluating, and negotiating of commercial real estate transactions, primarily by creating accurate real estate-related financial models and other analyses.

Before joining Denham Wolf, Noah worked as a real estate analyst for a real estate developer and, most recently, for a private equity investor focused on the multifamily and hospitality sectors.

Cameron Tuttle Senior Associate

As a Senior Associate, Cameron works with Denham Wolf’s Transaction Services team, providing financial and market analysis to aid Denham Wolf’s clients in strategic real estate planning, as well as property acquisition and disposition.

Cameron brings a passion for real estate and nonprofits to Denham Wolf, as well as her experience as a Corporate Financial Analyst at K.Hovnanian, a leading national new home builder. Previous experience supporting real estate transactions and performing financial modeling at K.Hovanian combined with internships in the finance industry supporting Sales and Trading teams for Derivatives, Equities, and Fixed Income Research, give Cameron a diverse range of skills that she is able to draw on when supporting nonprofits and helping them further their mission. Cameron holds a bachelor’s degree in Business and Economics from Lehigh University, where she majored in Finance with a focus on Real Estate.

Jonathan Denham Co-Founder

CONSULTING, PROJECT MANAGEMENT AND DEVELOPMENT SINCE 1985

Jon is an industry leader in the field of real estate consulting, with more than 30 years of experience in planning, design, and construction in New York City. Guided by his complementary background in civil engineering and urban planning, Jon co-founded Denham Wolf with Paul Wolf to provide integrated real estate services to nonprofit organizations as a means towards sustainable and dynamic urban development. By supporting organizations that provide critical services and economic activity, Denham Wolf created a viable platform for real estate that contributes to the vitality of New York City.

Since co-founding Denham Wolf, Jon has successfully managed a multitude of urban development projects, bringing to bear a deep understanding of the human dynamics involved in every project. His work has included planning and feasibility studies, building and facility assessments, and the design and construction of a diverse range of building projects for educational, healthcare, and cultural organizations. Jon’s work is strengthened by his ability to work with complex development structures, extensive contacts with government and private development entities, and a strong track record with community groups and elected officials. Together, Jon’s experience and holistic vision of real estate planning allows him to effectively lead Denham Wolf’s highly-skilled staff, as well as diversified external teams.

In 2007, Denham Wolf expanded their business practice to include the re-development of the Banknote building, a 400,000 square foot adaptive re-use project that Jon and Paul envisioned as an economic engine and locus of community service in the South Bronx. Other key projects include the development of the Jerome Robbins Theater for the Baryshnikov Arts Center, a permanent home for Poets House in Battery Park City, a new headquarters facility for the Joseph P. Addabbo Family Health Center, and Scandinavia House, a multifunctional cultural center for the American-Scandinavian Foundation.

Before jointly founding Denham Wolf, Jon studied engineering at Princeton University. During this time, he developed an interest in architecture as well, which further drove his interest in the built environment. After college, he worked in consulting engineering, and went on to work at the New York City Economic Development Corporation, where his work in public-sector development and urban planning led him to pursue a Master’s degree at NYU’s Wagner School of Public Service. Continuing his work at the EDC, ultimately as Senior Vice President of Capital Program & Planning, he completed a number of major projects including alternative site assessments for Yankee Stadium and for Shea Stadium.
