Paul is an established leader in the field of real estate, with more than 30 years of development, brokerage, and nonprofit consulting experience. Paul’s expertise is shaped by a breadth and depth of experience in New York City real estate and is proven by his strong record of realizing complex projects. Paul’s insights and creative approaches bolster the expertise of Denham Wolf’s diverse staff, bringing to bear a high level of technical excellence for every client.

As a principal of Denham Wolf, Paul has provided strategic guidance and technical expertise for a range of arts, cultural, community development, healthcare, social service, and educational organizations. He regularly advises nonprofits on major development projects, represents tenants in acquiring and divesting property, advises organizations on team assembly for major capital projects, helps nonprofits secure project financing through traditional and less conventional routes, and provides strategic planning guidance to help ensure that a nonprofit’s real estate is in service to its mission. Working collaboratively with nonprofits to articulate their real estate needs and organizational goals, Paul positively shapes each client’s strategic real estate decisions and grows their capacity to keep mission first.

Paul has spearheaded numerous projects that have shaped the cultural and civic fabric of New York City. For St. Luke in the Field, Paul supported the faith-based institution in evaluating their property’s potential, running a developer selection process, and negotiating a 99-year lease for a new development, which will provide program-sustaining cash flow. In working with Covenant House, Paul helped lead the selection of a developer to purchase part of the nonprofit’s real estate and develop a state-of-the-art shelter for Covenant House, which also catalyzed an additional 400,000 sf of new development. Paul also represented a foundation in the purchase of a 60,000 sf building in the East Village, the first step in a unique process that will preserve the building for community use.

Prior to co-founding Denham Wolf with Jon Denham in 1998, Paul served as Senior Vice President of Asset Management at the New York City Economic Development Corporation. Paul regularly presents and guest lectures at institutions such as Columbia University, Yale University, Brooklyn College, and Nonprofit New York. He currently serves on the board of the STREB Lab for Action Mechanics.

Jonathan Denham

Jonathan Denham Co-Founder

CONSULTING, PROJECT MANAGEMENT AND DEVELOPMENT SINCE 1985

Jon is an industry leader in the field of real estate consulting, with over 30 years of experience in planning, design, and construction in New York City. Guided by his complementary background in civil engineering and urban planning, Jon co-founded Denham Wolf with Paul Wolf to provide integrated real estate services to nonprofit organizations as a means towards sustainable and dynamic urban development. By supporting organizations that provide critical services and economic activity, Denham Wolf created a viable platform for real estate that contributes to the vitality of New York City.

Since co-founding Denham Wolf, Jon has successfully managed a multitude of urban development projects, bringing to bear a deep understanding of the human dynamics involved in every project. His work has included planning and feasibility studies, building and facility assessments, and the design and construction of a diverse range of building projects for educational, healthcare, and cultural organizations. Jon’s work is strengthened by his ability to work with complex development structures, extensive contacts with government and private development entities, and a strong track record with community groups and elected officials. Together, Jon’s experience and holistic vision of real estate planning allows him to effectively lead Denham Wolf’s highly-skilled staff, as well as diversified external teams.

In 2007, Denham Wolf expanded their business practice to include the re-development of the Banknote building, a 400,000 square foot adaptive re-use project that Jon and Paul envisioned as an economic engine and locus of community service in the South Bronx. Other key projects include the development of the Jerome Robbins Theater for the Baryshnikov Arts Center, a permanent home for Poets House in Battery Park City, a new headquarters facility for the Joseph P. Addabbo Family Health Center, and Scandinavia House, a multifunctional cultural center for the American-Scandinavian Foundation.

Before jointly founding Denham Wolf, Jon studied engineering at Princeton University. During this time, he developed an interest in architecture as well, which further drove his interest in the built environment. After college, he worked in consulting engineering, and went on to work at the New York City Economic Development Corporation, where his work in public-sector development and urban planning led him to pursue a Master’s degree at NYU’s Wagner School of Public Service. Continuing his work at the EDC, ultimately as Senior Vice President of Capital Program & Planning, he completed a number of major projects including alternative site assessments for Yankee Stadium and for Shea Stadium.

Lauren Davis

Lauren Davis Senior Transactions Manager

Lauren joined Denham Wolf in 2014 with significant experience in the negotiation of real estate transactions for the governmental sector. Within the Transaction Services team, Lauren works closely with the firm’s project managers, principals, and directly with clients to provide a range of essential services including brokerage and strategic planning.

Lauren honed her skills in financial analysis, lease documentation, and team and vendor management while working at DTZ, a UGL Company in Washington, DC. As Associate Transactions Manager, Lauren’s work at DTZ involved the procurement and securing of leases for the General Services Administration of the United States Government. In managing this multi-million dollar national account, Lauren was responsible for transactions totaling 500,000 SF of office and warehouse space. Lauren’s work for the GSA, combined with a strong interest in the performing arts, led to her desire to join the Denham Wolf team.

Wyatt Devine

Wyatt Devine Junior Analyst

Wyatt works closely with Denham Wolf’s transaction specialists and project managers to support our nonprofit clients in property acquisition, property disposition, and strategic real estate planning. As part of Denham Wolf’s Transaction Services practice group, Wyatt contributes to the planning, structuring, evaluating, and negotiating commercial real estate transactions, primarily through the creation of real estate-related financial models and other integral analysis.

Prior to joining Denham Wolf, Wyatt worked at E*TRADE Financial Corporation as a Financial Consultant. After graduating from Washington and Lee University, Wyatt moved to New York to pursue a real estate career. In addition to working on his real estate acumen, Wyatt has volunteered for Harlem Lacrosse and Leadership, a nonprofit helping youth succeed as students, athletes, and citizens. Wyatt’s time at E*TRADE allowed him to develop an affinity for financial planning. The move to Denham Wolf was a natural transition that allowed him to combine a desire to help individuals plan for their financial well-being and a passion for nonprofits. Wyatt has had substantial exposure to New York City’s unique real estate market. He continues to develop his expertise in its sales market and the local retail, office, and residential leasing markets.

Lauren M. Farrell

Lauren M. Farrell Senior Project Manager

As a member of Denham Wolf’s Project Management Services team, Lauren serves as a liaison between a project’s team members, vendors, the client, and Denham Wolf, ensuring informed decision making by all throughout design and construction projects. Lauren’s responsibilities include the selection and oversight of project team members and other vendors, which ranges from defining scopes of work, administering RFPs, bid leveling, and ongoing monitoring of project costs and schedules.

Lauren brings to Denham Wolf her experience as an advocate of responsible building practices in the public, private, and nonprofit sectors. Her past roles have has focused on waterfront development, urban land use, building energy benchmarking, and internal design and construction standards. Most recently, Lauren supported the renovation and construction of facilities throughout New York City for the Success Academy Charter Schools.

Above and beyond these professional experiences, Lauren has advocated for responsible energy policy and sustainable urban development as part of NAIOP’s Government Affairs Committee and Energy and Infrastructure Committee, the San Francisco Planning and Urban Renewal Association, the International Society of Sustainability Professionals, the New England Women in Energy and Environment (NEWIEE), and the US Green Building Council (USGBC). Lauren holds a Master’s degree in Energy and Environmental Analysis from Boston University as well as a Bachelor of Science in Urban Studies from the University of Minnesota.

Emily Fitzgerald

Emily Fitzgerald Project Associate

As Denham Wolf’s Project Associate, Emily works closely with the firm’s Project Managers to assure quality and consistency in our services as we manage a client’s capital project. Emily specifically coordinates project accounting in addition to supporting the assembly of high-performance design and construction teams, the development and maintenance of project schedules, and the preparation of progress reports to clients, funders, and lenders.

Emily’s past work experience comprises several positions for mission-driven organizations in New York City’s nonprofit sector, including a homeless services provider and institutions in both K-12 and higher education. In her roles for these organizations, Emily regularly developed and maintained a variety of budgets, ensured compliant use and reporting on public funding sources, assessed the financial health of specific projects, initiatives, or departments, and made recommendations for sustainably improving financial performance, among other responsibilities that supported operational effectiveness.

Emily’s commitment to strengthening communities extends far beyond her professional positions. While working toward her MBA, Emily began serving as Policy Council Representative for Head Start, a program that promotes school readiness of children under five years of age from low-income families, which is administered within the United States’ Department of Health and Human Services. She has also volunteered in support of refugee resettlement in Vermont and briefly provided English instruction for women and children in Canoa, Ecuador.

Khalil Hall

Khalil Hall Operations Manager

As Operations Manager, Khalil provides key support across the firm’s administrative, human resources, and information technology functions. He regularly collaborates with all Denham Wolf team members to ensure the quality of our operational infrastructure, often working to refine the signature standards and systems created over Denham Wolf’s history. In addition, Khalil promotes intra-office learning, employee engagement, and overall wellbeing through a variety of daily tasks and long-term workplace initiatives.

Khalil’s past professional experiences within the real estate industry, paired with his dedication to improving quality of life throughout the modern city, make him a valuable colleague and a natural advocate for Denham Wolf’s clients. Khalil holds a Bachelor of Arts in Metropolitan Studies from New York University, which honored him as a Commencement Ceremony Diploma Recipient, a unique distinction within each graduating class. While at NYU, Khalil worked to improve the student experience in numerous ways; among his many contributions is the founding of MARS (Men Against Rape and Sexual Misconduct), which works with other on-campus groups to help dismantle rape culture and shift attitudes about sexual misconduct.

Ronzard Innocent

Ronzard Innocent Director of Project Management

Ron has been a key member of Denham Wolf’s project management team since 2007. Drawing upon his extensive background in facilities planning, design and construction, Ron brings a sophisticated understanding of all aspects of the project management process to the firm and its clients.

As Director of Project Management, Ron leads the Project Management team’s key initiatives, pilots new business development efforts, and provides guidance to the firm’s Project Managers. His leadership and commitment to seamless delivery of quality services allow him to advance its expertise in implementing major construction projects.

Ron’s expertise and commitment to community-driven projects are exemplified by his work for the Joseph P. Addabbo Family Health Center. He successfully implemented a complex expansion plan that significantly increased the capacity of healthcare services at one of New York’s most dynamic community-based health centers. The expansion involved acquiring City-owned land and funding from public and private sources, including a $17 million New Markets Tax Credit allocation.

Ron implemented the same level of management excellence for Planned Parenthood of Greater New York, where the organization opened the Diane L. Max Health Center. This new 14,000 square foot community healthcare center in Long Island City is PPGNY’s first facility in Queens and will be utilized as a prototype for PPGNY’s other health centers around the five boroughs. Ron’s project portfolio also includes the Brownsville Multiservice Family Health Center, Caribbean Cultural Center African Diaspora Institute, and the Chinese American Planning Council.

Prior to joining Denham Wolf, Ron served as Project Manager for Partners Healthcare at the Brigham & Women’s Hospital (BWH) in Boston, Massachusetts. While at BWH, he managed a 100,000-square foot master-planning initiative of the hospital’s Pathology Research Department. He worked closely with the Pathology group to implement a plan that addressed the department’s spatial constraints, developed project budgets, and scheduled phasing for the multi-year construction effort and facilities re-organization.

Maxwell King

Maxwell King Associate

A key contributor to Denham Wolf’s Transaction Services and Development Services teams, Maxwell brings a sharp data-driven approach to every project. In the role of Associate, Maxwell conducts transactions, generates client-specific feasibility studies, develops multifaceted financial models, and conducts research on New York City’s real estate market and nonprofit industry trends. In each case blending financial analytics with a highly consultative approach.

Maxwell’s professional and academic experiences have provided him with a deep understanding of the real estate industry, which provides a strong foundation for helping nonprofits make thoughtful real estate decisions and achieve their long-term goals. Since joining Denham Wolf in 2017, Maxwell has successfully performed transactions and consulting work for a wide range of clients in the healthcare, performing arts, faith-based, education, and social justice sectors. Among his recent assignments are lease negotiations for a nonprofit serving women impacted by incarceration, the disposition of an Upper Manhattan convent, and the objective assessment of a community-based healthcare provider’s six-site portfolio.

Maxwell holds an undergraduate degree from the University of Vermont, Grossman School of Business, where he studied Business Administration with a concentration in finance. Currently, he is pursuing a Masters of Professional Studies in Real Estate at Georgetown University, focusing his curriculum in the areas of real estate finance and development.

Lucy Mallett

Lucy Mallett Director of Finance

Lucy joined Denham Wolf full-time in 2014, bringing to the firm her expertise in strategic planning, financial analysis, and small business management honed in the nonprofit and performing arts sector. As the firm’s first Director of Finance, Lucy provides comprehensive management of all aspects of Denham Wolf’s accounting and finance. Coming from a nonprofit arts background, Lucy was drawn to Denham Wolf because of the unique opportunity it affords to serve multiple organizations in the arts and the broader nonprofit community.

Prior to joining Denham Wolf, Lucy was the Director of Finance & Administration for Elevator Repair Service Theater. During her time at Elevator Repair Service, Lucy managed a 25% growth of the budget, and led the board in establishing a board advised artistic reserve. Lucy also serves as a financial consultant for a range of arts nonprofits including Abraham.In.Motion, Armitage Gone! Dance, and Blank Forms.

Eve Dilworth Rosen Senior Marketing Manager

Christopher D. Turner

Christopher D. Turner Director of Transaction Services

As the Director of Denham Wolf’s Transaction Services practice group, Christopher leads the team in the planning, structuring, and negotiating of real estate transactions for the New York City nonprofit community. With over 15 years of brokerage experience, Christopher has advocated for a diversity of clients in both the nonprofit and for-profit sectors and represented these organizations in a wide range of acquisition and disposition projects. His extensive knowledge of the industry strengthens the group’s client engagements, while his many years of organizational design and standards oversight experience ensure the effectiveness of the group’s operations.

Christopher has been involved in more than 8 million square feet of closed transactions and advisory assignments across the United States. Prior to joining Denham Wolf, Christopher primarily provided advisement on the acquisition and disposition of a wide range of investment, leasing, and financing assignments as a Senior Director at Colliers International. Christopher’s extensive transaction-based skillset also led him to work previously with London & Capital (L&C), Cushman & Wakefield, and the British Government. While at L&C, he was responsible for a diverse portfolio of properties, and his work included reinvigorating leasing activities across the portfolio focusing on under-performing buildings to maximize occupancy. As the Associate Director for Cushman & Wakefield’s Corporate Assets Group, Christopher provided consulting services to several organizations whose assets spanned the industrial, office, retail, and residential sectors. His past government experience includes real estate advisory and managerial roles, in both the health and justice sectors.

Christopher is the US Country Chair for the Royal Institution of Chartered Surveyors (RICS), the world's leading professional body for qualifications and standards in land, property, infrastructure, and construction. He is a member of ULI and a perennial mentor to ULI Young Leaders.

Stephen Weinstein

Stephen Weinstein SENIOR PROJECT MANAGER

Stephen joined Denham Wolf’s project management team as a seasoned expert in New York City’s building industry. As Senior Project Manager, he leads Denham Wolf clients through a variety of multi-faceted design and construction projects, serving as a natural extension and reinforcement of the nonprofit’s internal leadership. In this role, Stephen ensures streamlined coordination across a capital project’s team members, vendors, funders, lenders, and project beneficiaries, therefore empowering the project’s progress against plan. He is committed to keeping mission central to each project, while simultaneously balancing its many competing priorities.

With past professional experience as both an external service provider and an internal project resource, Stephen is skilled at bridging communications between and across organizations. His diverse experience includes a variety of project types, project sizes, and nonprofit sectors, with past clients ranging from major academic medical centers to the Museum of Modern Art. For the latter, Stephen supported the institution in the most extensive capital project in its history, including 250,000 square feet of renovation work and 400,000 square feet of new construction. In addition, he has guided the planning and implementation of multiple office relocation or consolidation projects, led the renovation of highly regulated behavioral health space, and overseen the expansion and renovation of one of the largest Emergency Departments in Manhattan.

Through Stephen’s 20+ years of experience in the planning, design, and construction in healthcare, cultural, educational, and corporate environments, he has developed deep expertise across the entire lifecycle of a real estate project. A Brooklyn native, Stephen is OSHA certified and holds a Bachelor of Science in Accounting from Brooklyn College.
