ASSOCIATE, Development Services

Denham Wolf Real Estate Services is seeking an entrepreneurial, analytical, and purpose-driven Associate for its Development Services group. The ideal candidate has a growing comprehension of commercial real estate development and an enthusiasm for leveraging this expertise on behalf of the nonprofit community.

Denham Wolf’s Development Services group provides clients with the expertise and tools needed to unlock the development potential of their underperforming real estate.

The Development Services Associate will help evaluate the feasibility and impact of development projects, conduct thorough due diligence of real estate documentation, and support preparations for complex negotiations, as some assignments involve the competitive selection of developers as partners. The Associate will also be instrumental in producing and administering Request for Proposal (RFP) processes.

Key responsibilities of the Associate include:

  • Collect and review project due diligence materials, such as zoning studies, property condition reports, ownership and occupancy records, and other financial documents, often in tandem with client contacts or other project consultants.
  • Assist in preparing presentation-quality financial analyses and reports, such as opinions of value and conceptual construction budgets, primarily using Excel and PowerPoint.
  • Manage and develop project financing materials including financial models for real estate development including incorporating project financing.
  • Draft transactional documents and content for RFPs for real estate development partner and support the administration of partner selection processes.
  • Support clients in assembling project teams and subsequently liaise with their selected real estate professionals, such as land use counsels and architects.
  • In all aspects of the work, advocate for the nonprofit client with rigor and intention.
  • Actively engage in ongoing learning and development opportunities to continue growing a nuanced understanding of commercial real estate practices and industry trends, particularly regarding New York City’s nonprofit and developer communities.

The Development Services group is designed to regularly collaborate with and employ expertise from Denham Wolf’s Transaction Services and Project Management Services groups. The Associate will have opportunities to work with other groups’ members in support of their projects and Development Services’ projects.

In addition, all employees contribute to maintaining the firm’s property, project, and CRM databases and to the overall marketing of Denham Wolf’s services to the nonprofit community.

The Associate role is full-time, New York-based, reports to the Director of Development Services, and includes both in-person and remote work components.


Requirements

Ideal candidates for the position of Associate will possess the following experience and characteristics:

  • A passion for serving the nonprofit community and for partnering with others to make a positive societal impact is essential.
  • An undergraduate degree.
  • At least two (2) years of progressively sophisticated experience in a relevant field (Real Estate, Finance, Development or Urban Planning).
  • Candidates with a relevant graduate degree and one (1) year of professional experience, including internships, will be considered.
  • A passion for serving the nonprofit community and for partnering with others to make a positive societal impact.
  • Demonstrated technical and analytical skills related to real estate, including building Excel-based financial models to compare real estate scenarios.
  • The ability to conduct thorough and actionable research, including the synthesis of legally or mathematically dense source materials.
  • Familiarity with real estate transaction documents, such as leases, purchase and sale agreements, term sheets.
  • Clear and thoughtful communication and interpersonal skills, with the ability to effectively engage with clients, colleagues, and external stakeholders.
  • Professional experience with nonprofits, government agencies, affordable housing programs, and/or nonprofit-specific funding and financing is a significant plus.
  • Candidates with a demonstrated understanding of New York City zoning, land use, and entitlement processes (including ULURP) will receive priority consideration.


Compensation

Compensation for all full-time professionals at Denham Wolf is salary-based and is commensurate with experience. The base salary for this position is $75,000-$85,000. Performance bonuses and other compensation incentives are available and subject to meeting and exceeding defined performance metrics.
