A Rare Purpose-Built Site Provides Stability for a Growing School The Geneva School of Manhattan
Founded in 1996, The Geneva School of Manhattan is an independent Classical Christian school serving over 400 students from preschool through twelfth grade. Through a rigorous liberal arts curriculum grounded in a biblical worldview, the school seeks to cultivate wisdom, virtue, and a lifelong love of learning. For several years, Geneva was exploring ways to accommodate its growing community and programming, including building expansion and searching for a second permanent location. Geneva engaged Denham Wolf as its exclusive broker to realize the acquisition of a new home.
Denham Wolf led a strategic site acquisition assignment that included a rare opportunity just a short walk from Geneva’s existing Upper West Side location: a six-story, 39,805-square-foot educational facility already equipped with classrooms, a gymnasium, library, and full kitchen. The property offered Geneva the opportunity to expand its footprint while remaining rooted in the community it had built over nearly three decades.
Securing the building required navigating an unconventional acquisition process. The property had become part of a bankruptcy case two years prior and was required to be sold through a court-supervised process. Denham Wolf worked with Geneva to plan a bidding strategy that included submitting a stalking-horse bid on Geneva’s behalf and, working closely with the bankruptcy trustees' brokerage team, guided the school through the complex sale.
When the property ultimately went to auction, Denham Wolf represented Geneva throughout the bidding process, securing the building for $33.2 million— significantly less than the cost of developing a comparable educational facility in Manhattan today.
Through this acquisition, Geneva gained a permanent campus expansion with the capacity to support future growth and expanded programming while keeping its community connected on the Upper West Side. By purchasing an existing purpose-built facility, Geneva was able to preserve capital that can instead be invested in its students, faculty, and programs. After years of searching, the school found a lasting home that provides both stability and room for what comes next.
"We are excited for the opportunity to serve even more students and families, helping them to love God and love learning through a Classical Christian education."
- Ms. E. Rim Hinckley, Head of School, The Geneva School of Manhattan
"This acquisition represents much more than the purchase of a building. It provides The Geneva School with a permanent home that will support its mission for generations to come. Acquiring educational facilities in Manhattan is increasingly challenging, making this a particularly meaningful opportunity."
