Redeveloping a Landmark for Arts, Culture, and Community P.S. 64 / CHARAS-El Bohío Community Center
The former P.S. 64 building at 605 East 9th Street is one of New York City's most significant historic community buildings. Originally constructed as a public school and later home to the CHARAS-El Bohío Community Center, the landmarked property has long been a symbol of arts, culture, and neighborhood activism on the Lower East Side. Today, the building is being restored as a home for the creative community, including artists, nonprofit organizations, and community-centered cultural programming, renewing its historic role as a neighborhood resource.
Denham Wolf serves as Owner's Representative and Development Consultant for the building's ongoing stabilization and redevelopment. Working on behalf of the owner, Denham Wolf assembles and manages a multidisciplinary consultant team responsible for assessing existing conditions, implementing critical stabilization work, coordinating repairs, and preparing the building for phased rehabilitation and future occupancy.
As Development Consultant, Denham Wolf is supporting the strategic planning of the building's redevelopment and long-term operations. Working closely with organizational leadership, the firm is helping shape the approached implementation— including design and construction considerations, long and short-term occupancy, and financial sustainability. Together, these efforts are creating a redevelopment structure that supports the project's El Bohíos vision and long-term stewardship.
Today, Denham Wolf continues to work alongside El Bohío, the nonprofit established to steward the building's future, to implement the project's vision by developing a comprehensive tenanting strategy and identifying mission-aligned nonprofit, educational, arts, and community organizations to occupy the building. Through integrated project management, development advisory, strategic planning, and stakeholder coordination, Denham Wolf is helping restore one of New York City's most significant civic landmarks as a vibrant, sustainable center for community life.
